What this means

  • Buyer closing costs typically run 2-5% of the purchase price. Transfer taxes vary enormously by state — some charge nothing, others over 2%.
  • Prepaids are not really a cost; they fund an escrow account you would have paid into anyway. They still have to come out of your bank account on closing day.

How the closing cost calculation works

Closing costs fall into three buckets. Lender charges (origination, points, underwriting) are negotiable and shoppable. Third-party charges (title, appraisal, recording, transfer tax) are mostly fixed by your market. Prepaids and escrow deposits are not fees at all — they fund the account that will pay your taxes and insurance.

Your Loan Estimate arrives within three business days of applying, and the Closing Disclosure at least three business days before signing. Comparing those two documents line by line is the single most effective way to catch fees that drifted upward.

Frequently asked questions

Are discount points worth buying?

One point costs 1% of the loan and typically buys a 0.25% lower rate. Divide the cost by the monthly savings to get a break-even in months; if you will keep the loan longer than that, points pay off.

Can the seller pay my closing costs?

Often yes. Conventional loans allow seller concessions of 3-9% depending on the down payment, and FHA allows up to 6%. In a slow market this is one of the easiest concessions to negotiate.
