What this means
- Putting down $80,000 instead of $40,000 — a further $40,000 — would remove PMI entirely and save $15,675 over the life of this loan.
- The 78% termination is automatic and the lender must do it without being asked. The 80% removal is not automatic: you have to request it in writing, be current on payments, and have no second lien.
- If the home appreciates at 3.0% a year, you could reach 80% of current value sooner than the schedule allows — but that route requires the lender to accept a new appraisal, which you pay for and they can decline.
How the pmi calculation works
Private mortgage insurance protects the lender, not you. When you borrow more than eighty percent of a home's value, the lender's downside in a foreclosure gets uncomfortable, and PMI is the policy that covers their loss. You pay the premium every month and receive nothing in return except access to a loan you would not otherwise have been offered. That framing matters, because it makes clear why removing it as early as possible is worth real effort.
Federal law under the Homeowners Protection Act gives you two specific rights on conventional loans. At seventy-eight percent of the original value, based purely on the amortisation schedule, the lender must cancel it automatically provided you are current. At eighty percent you may request cancellation in writing, which arrives earlier and is where the money is actually saved — but nobody will remind you, and lenders have little incentive to. There is also a backstop at the loan's midpoint that applies regardless of balance.
A third route exists and is often overlooked: if the property has appreciated, eighty percent of the current value arrives well before eighty percent of the original price. This requires the lender to accept a new appraisal, which you pay for and they are not obliged to accept, and most impose a seasoning period of a year or two first. In a rising market it can still cut years off the premium.
None of this applies to FHA loans, which is the single most important caveat. FHA mortgage insurance premiums are charged regardless of down payment, and for most loans originated since June 2013 they last the entire life of the loan. The only exit is refinancing into a conventional mortgage once you have the equity.

Is it worth waiting to save 20%?
Sometimes, but not always. Compare the PMI you would pay against the rent and price appreciation you would absorb while saving. In a rising market buying earlier with PMI has often won; in a flat market with high premiums, waiting usually does.
Does FHA mortgage insurance work the same way?
No, and the difference is expensive. FHA charges an upfront premium plus an annual one regardless of down payment, and on most loans since 2013 the annual premium never goes away. Refinancing into a conventional loan is the only way to escape it.
